Texas Real Estate License Requirements
These are the requirements to become a Texas real estate agent. To be eligible to apply for a real estate Salesperson License, an individual must be 18 years of age, a legal resident of Texas and a citizen of the United States or a lawfully admitted alien. To take the state license exam, a person must furnish the Texas Real Estate Commission satisfactory evidence of successfully completing education including the required core courses (120 hours) and additional courses (60 hours) as noted below and pass the course final exam with a grade of 70 to pass.

To file a salesperson application on or after January 1, 2006, applicants must have completed 150 classroom hours of core real estate courses and 60 related (or core hours) for a total of 210 classroom hours. As of Jan. 1, 2008, there are also new fingerprinting requirements.
- Principles of Real Estate core real estate course [60 classroom hours]
- Law of Agency core real estate course (30 classroom hours)
- Law of Contracts core real estate course (30 classroom hours)
- An additional core real estate course (30 classroom hours)
- Another four semester (60 classroom) hours in core courses or inor in
related courses acceptable to the Commission. ***
*** If the Commission accepts your 60 hours of related courses, then you only need 150 hours total, not 210. See the Texas Real Estate Commission website for the list of acceptable courses. (Also note:" Courses not listed may be submitted for review, and should include their official catalog descriptions, clipped or reproduced directly from the college catalog.")
*** To be eligible to apply for a real estate Salesperson License you must first obtain a letter from the Commission attesting to satisfaction of all education requirements. THE EVALUATION OF EDUCATION DOCUMENTS MUST BE PERFORMED BEFORE THE APPLICATION CAN BE FILED. Request for Evaluation of Education Documents (This document also has the new fingerprinting requirements effective January 1, 2008.)
A fee of $20.00 is required for the evaluation of education documents for the purpose of determining if education requirements have been satisfied. This fee is good for one year. Please submit copies of your transcripts or course certificates with your request for evaluation. DO NOT submit original documents. Online Texas Real Estate License Courses
This online Texas real estate course is taken online at your own pace. You may log in at home or work, wherever you have an internet connection. The course covers ownership, transfer and use of property, real estate law, finance, contracts and other required topics. There are built in reviews. There is also technical support available by phone. After you pass the course, you are qualified to take the Texas state real estate exam to become a real estate agent in Texas.

Texas Prelicense Package: Required Courses - This package course without college credit is approved for the 210 total classroom hours.
However, the package course with college credit for a total of 150 classroom hours may be taken if you have taken 60 hours (4 semesters) of related courses acceptable to the Commission.
There are many courses considered "related" . See the list of acceptable courses on the Commission website. You need to submit the Request for Evaluation of Education Documents ($30 fee) to the Commission to get credit for the courses (proof or transcript from your college or other acceptable licensing entity).
